What is an electrical inspection?

Every electrical installation must be inspected by an accredited inspection body and according to the AREI standards at each commissioning, modification, upgrading or extension of the installation. Afterwards, the obligation exists to have a new inspection carried out every 25 years.

Are you obliged to have an electrical inspection made?
If you sell your property you are obliged to have an inspection of the electrical installation carried out. If you already have a certificate of conformity, based on the General Regulations on Electrical Installations (A.R.E.I.), this is not necessary.
Note: if the house has been declared uninhabitable, there is no obligation to have an electrical inspection carried out.

When do I need this certificate?
The inspection certificate must be presented at the latest with the Notary deed. Without the inspection report, the sale can not continue. This certificate can be both positive and negative (with infringements).

What needs to be done further?
After you have delivered this certificate as a seller, there are no further obligations. But for the buyer who must have the infringements corrected. A reinspection must be carried out by the buyer within 18 months after the sale.

Who can apply for electricity inspection?
Such inspection can only be carried out by recognized inspection bodies. We are happy to help you with applying for your certificate
