Make a bid through our site

As soon as you have found the property of your dreams you can take the next step, namely to make a bid. Always make a well-considered decision and keep the following in mind:

A bid is binding:
When you, as a potential buyer, make an offer for a property, keep in mind that this offer is binding. The final decision about accepting the bid lies with the seller. If the owner decides to respond to your bid, then the sale is basically made. You reach a sale when an agreement exists about the good, the price and the parties.

Always keep enough information:
In Belgium, most people borrow when they buy a home or a building. Therefore it is advisable to visit the bank before you make an offer so that you are well informed about your financial possibilities. This way you will not be faced with surprises. Make sure that you have the minimum agreement of at least one bank. After closing the purchase, you still have enough time to consult other banks to negotiate better terms.

Additional conditions:
A written bid and in this case via the site is more strongly transferred to the seller and is always binding when the owner confirms his agreement within the specified term or period of validity of the bid. The agreement can be considered as: the simple acceptance of the bid made via e-mail addressed to the bidder(s) or via e-mail addressed to the office, which in turn forwards the agreement to the bidder(s). Also state whether or not there is a suspensive condition(s). If these are not listed or included, the seller will not take this into account when accepting your bid.

Extra cost
A given bid is always exclusive of all costs such as sales or registration fees, VAT (if applicable), notary- and deed costs, extra costs for eg basic deed, utilities, measurement, etc ....

Consequences when you abandon the purchase
When the seller has accepted your offer, the purchase has been made and you can not just abandon the purchase. If you do not want the purchase, the seller is entitled to a fixed compensation of 10% of the offered price.

Applicable law and jurisdiction
The law of Belgium applies to any dispute arising from use of the "Stijn Voet Immobiliën" brokerage site and the Belgian courts have exclusive jurisdiction.
